Option #1

 

Steps to owning your land:

  1. Choose your property and reserve your land (land deposit is $500 and is fully refundable within 24 hours, please do your own due diligence on the property) 

  2. We will prepare and email you the purchase agreement documentation & draft the warranty deed

  3. Once documentation is signed, full payment is made via bank transfer or check

  4. Once payment is received, we will have the deed notarized and submitted to the county in your name 

  5. The land is all yours!

Option #2

 

Steps to owning your land with title insurance:

  1. Choose your property and reserve your land (deposit is paid and is fully refundable after 24 hours, please do your own due diligence on the property)

  2. We will prepare and send you the purchase agreement documentation. You will submit this documentation to the title company of your choice. The title company will ensure no liens or back taxes are on the property and provide an in-depth title history.

  3. The title company will begin the title search process and will send out closing documentation afterwards

  4. Your funds will be held in escrow until the deed has been notarized which will transfer property ownership to you

  5. The title company will record and transfer the deed to the county 

  6. The land is all yours!

Option #3

 

Steps to owning your land with owner finance options:

  1. Same process as option #1!

  2. Specific payment terms will be included in the land purchase agreement

  3. Once full payment is received the warranty deed will be transferred to the new owner

Does Duffy Land Holdings own the land?

Yes, Duffy Land Holdings either owns the land free and clear or works directly with vetted landowners to market their properties. We always make sure land parcels are owned and no liens on the property.

How do I know you own the land?

Duffy Land Holdings LLC is a registered company in the state of Colorado in good standing. We are happy to provide proof of deed documentation or numbers to the county who can confirm our ownership.

Is the land buildable?

The land may or may not be buildable. We always encourage individuals to do their own due diligence on the land properties and for the buyer to verify all information. Each listing includes all county numbers including accessor, zoning and planning so individuals can easily reach out to the county directly to answer their questions. We also strive to be as transparent as possible in answering all questions.

Is there a refund policy?

Yes, all initial land deposits are 100% refunded within a 24-hour period. After the 24 hour period and once land purchase agreements are signed Duffy Land Holdings LLC holds the right to keeping the deposit. There are no refunds after the contracts have been signed and the land deed is transferred over to the new owner.

How does Duffy Land Holdings buy these land parcels?

We buy these land parcels through direct relationships with landowners or through real estate agents. Most parcels have been through title work, so we know the deeds are clean with no liens.

Do I need to sign anything in person?

No. We make the process as easy as possible and create electronic documents that you can sign and look over in the convivence of your own home.

How is payment transferred?

Payments are transferred through secure encrypted third-party merchants including Wix and Stripe. Additional payments such as wire transfers and checks are also available. 

Are you real estate agents?

No, Duffy Land Holdings is a land investment company that specializes in vacant land.
